But where do you start? Here’s a breakdown of the four most important steps to creating a strong, bookable Airbnb listing: Photos, Pricing, Description, and Calendar Management.

Break it into sections:

  • The Space – What makes it unique or cozy?

  • Guest Access – What parts of the home do guests use?

  • Other Things to Note – Any quirks? Parking details? Pet policy?

  • Neighborhood – Mention walkability, local attractions, and vibe.

Focus on benefits, not just features. Instead of: "Queen bed and WiFi,"

Say: "Sink into a comfy queen bed after a day of exploring, and enjoy fast WiFi to plan your next adventure."

4. Calendar Management: Avoid Double Bookings

This part is simple, but crucial. Make sure your calendar is up to date—Airbnb can even sync with Google Calendar or your direct booking site.

  • Block dates you’re not available.

  • Use minimum night stays to control turnover.

  • Set preparation time between bookings to avoid stress.
